New construction on the business corridor of Baltimore Street in West Philadelphia, with a varied existing fabric and a historic building adjacent. The one story building needed to have a two story appearance, with no visible sitelines to the mechanical units on the roof.

HIGHLIGHTS
The project’s design challenges were to design and construct a building that would meld into the existing fabric of the site - at the corner of 50th and Baltimore in West Philadelphia. The community was involved in a series of civic meetings and wanted to see exterior renderings in order to move forward. The client had a tight budget, and the historic church across the street was involved throughout the entire value engineering phase after the project was on hold for a year because of the client’s own restructuring.
